Andrew,
It seems that you favor facilitating cyber input to supplement
the meeting at
Planned Parenthood. Can we realistically expect an unanimous opinion
from
cyberspace or townhall meetings? There must be a closure to your
opinion
recruitment. Notwithstanding the fact that the exhaustive Central
Area Master
Plan and your Madison - Miller Neighborhood Master Plan process
resulted in
the following conclusions:
1. Plan ref. M2: Abort effort to convert existing NC-85 to NC3-65
zoning in
order to promote uniform building heights - Madison from 21st
to 23rd.
2. Plan ref. A2,Table 6: Executive recommendation not to implement
Widening
the sidewalk on the South side of Madison between 20th and
23rd............................
3. Plan ref. A3, Table 6: Executive recommendation in future subject
to
funding source...additional research and the community must take
the next
step in documenting support from appropriate property owners.
4. Plan ref. M2a, Convert existing L3 zoning at property on SW
corner of 21st
and Denny, to NC3-40 or NC3-65 to consolidate with adjacent neighborhood
commercial zoning (with same owner) to promote site redevelopment.
NC3-40
zoning will permit uses with heights compatible with L3 zoning
to the North.
The owner would accept NC3-65 zoning but not NC3-40. There is
no resolution
at this time as to which zoning should be recommended.
And furthermore the Planned Parenthood meeting, in my opinion,
expressed
majority neighbor support for my being given NC3-85 zoning for
Madison front
parcel in conformance to contiguous existing NC3-85 zoning from
Denny to 23rd.
All I expect and want is a belated vote. An objective and professional
opinion from Jay E. Reeves A.I.A of Sclater Partners Architects
P.C is of
record. in part"......NC3-85 would allow for the densities
that are
available directly across the street to the East. Another option
would be to
rezone the North parcel (lots 7-9) to NC3-65 and rezone the South
parcel to
NC3_85."
In your deliberations; be reminded that my block constitutes
a major portion
of this undeveloped urban village.
